The massing is generated from the controls you record — plot ratio, coverage, height, setbacks — and measured against every one of them. It shows what the land can hold long before an architect is appointed. Drag across the image to compare.

What it does
The work usually spread across a spreadsheet, a site plan and a folder of PDFs — held together, with the reasoning intact.
Turn a target area into unit mixes, net areas and parking, then generate a massing that is measured against your recorded controls: plot ratio, coverage, height, floors, setbacks and open space.
Plot ratio, setbacks, rents, build costs, interest — each value records where it came from, how confident you are and when it was checked. Change one and the original stays, with the reason for the change.
Quarterly cash flows from land payment to exit, with IRR, NPV, margin on cost and residual land value. Financing, sensitivities and every intermediate figure stay visible.
Set a range for each use and let the platform search the mixes. Every candidate clears programme, planning, physical fit and finance before it is ranked against your objective.
Compare up to ten scenarios against a base, then record the review and approval with a reason. Approved revisions lock, so the numbers behind a decision cannot drift afterwards.

Lay out floors with rooms, furniture, doors and cores in real metres, check circulation and seats, stack levels into a building, and export CAD DXF or a scaled A3 sheet.

How it works

Appraisals are arithmetic on your assumptions. A valuation, a lender's view or a planning approval still comes from the people qualified to give it.

No. It is a modelling and record-keeping tool. Outputs are planning-grade estimates from the inputs you provide, not a valuation, a planning approval, an architectural design or investment advice.
Only people you invite to your organisation. Projects, scenarios and evidence belong to that organisation, access is checked on every request, and viewers cannot change anything. We do not sell data or share it with advertisers.
No. The Advisor answers from your saved calculations using the platform's own deterministic engines. No external AI provider is called, and your project data is never used to train a model.
Yes. Stamped PDF decision memos and Excel workbooks whose formulas reconcile to the saved results, CAD DXF and scaled SVG drawings of office floors, and plain JSON. Decision exports keep their checksum and can be downloaded again at any time.
The decision summary freezes the results it was based on, and the approved revision locks. To explore a change you clone the scenario, which keeps the approved record intact and auditable.
A current desktop browser. There is nothing to install, and 3D views run in the browser. Phone screens show a read-only summary; the workspace needs a laptop or larger screen.
